Cost and independence

In most residential and commercial transactions, our remuneration is paid by the lender on settlement, not by you. Where a mandate involves a fee — typically complex commercial or development work — it is agreed in writing before we begin. Commissions are always disclosed.

Your bank can only offer its own products. We compare more than 50 lenders and negotiate them against each other. On structure, pricing and approval probability, a well-run competitive process consistently outperforms a single-lender application.

Process and timing

Residential approvals typically run one to three weeks depending on the lender and complexity. Commercial and development facilities generally take four to eight weeks. We manage the timeline actively and keep you informed at every stage.

For an initial conversation, nothing formal — a summary of your position and objectives is enough. Before lodgement we collect identification, income evidence and details of assets, liabilities and the security property. We provide a tailored checklist for your situation.

Victorian Lending Solutions is a credit representative rather than a licensee in its own right. We are Credit Representative Number 000580024, authorised to arrange credit under the Australian Credit Licence of National Mortgage Brokers Pty Ltd (Australian Credit Licence 391209), and we access our lender panel through them. Before we begin work on an application you are given a credit guide setting out those details, our obligations to you and how we are paid.

Your situation

Yes — that is much of our work: self-employed income, trusts and company structures, credit-impaired histories, foreign income, and development finance with unusual security. If a deal can be done, our panel breadth gives us the best chance of doing it.

Frequently. A decline is often a matter of lender selection or presentation rather than borrowing capacity. We reassess the application, identify the obstacle and re-approach the market with a lender whose credit policy fits.

Our name reflects our home market, but we are able to arrange lending for clients and securities across Australia.
